Choice Based Lettings - Frequently Asked Questions

How does this differ from our old scheme?

In the past, empty properties were allocated to individuals on the waiting list. If the offer was refused you would be either removed from the list or your application was suspended for 12 months.

Under choice based lettings, you decide which properties you apply for and will have greater choice in deciding where you live.

What are the benefits?

  • Once in the queue your position cannot change
  • You are no longer faced with only one offer of accommodation
  • You can decide where you want to live
  • The system is simpler and easier to understand

What if I don't have access to the internet?

Alternative arrangements can be made to receive property details and to bid in paper form for those who do not have access to a computer or the internet.

Can anyone apply?

New applicants must meet our existing standard criteria, details of which can be obtained from our local housing offices or from the 'Who Do We House?' page of this website. Key workers must be nominated by their employers.

If your application is refused, you will be offered the right to follow our official complaints procedure.

How does the new system affect ‘Sons and Daughters’ applications?

We are no longer able to accept applications from sons and daughters of existing Crown Estate tenants, unless they are nominated as employees of one of our nominating organisations.

How do I ‘bid’ for an empty home that I like?

Each edition is available online and you can express your interest by bidding for properties online in the order of your preference. Please note the deadline stated in each edition. Alternative arrangements can be made for those who do not have access to a computer or the internet.

Can I bid for any property?

You can only bid for properties that suit your household size. This will be confirmed when your application is registered.

How are successful applicants notified?

Once the deadline has been reached, we review all the applications for a specific property. Providing the lettings criteria have been met the applicant who has been registered the longest will be offered the property.

Am I guaranteed to get the property I bid for?

No. If the property in question is, for instance, in a popular location or has a garden it will attract a larger number of bids. Offers will strictly be made on the basis of the date of registration so you will only be successful if you have been waiting the longest out of all the people that have bid for the property.

How do I know that the system is being operated fairly?

The results of the bidding are published with the next edition of property choice. We publish the registration date (although not the name) of the successful bid so you will be able see that the process has been fairly managed.

What happens if I decide to turn down an offer?

We expect anyone who bids for a property to accept the tenancy. If your bid is successful and you decline the offer, your registration date will be amended to the date of the refusal, taking away your advantage in future bidding rounds.

How long do I remain in the pool?

Your registration is valid for 12 months; on expiry, you will have to confirm that you wish to remain in the pool. If your registration has expired for more than a month your application will be cancelled and you will have to re-apply for inclusion into the pool.
