Capstone and Finisterre become the latest businesses to relocate to Regent Street

Investment managers, Capstone Investment Advisors (UK) LLP, and Finisterre Capital LLP, will both set up new, UK headquarters at 10 New Burlington Street, the latest office redevelopment to be delivered through our £1 billion Regent Street investment programme.

Both businesses have sought out new accommodation as they look to expand their operations, with Capstone moving its head office from Great Winchester Street in the City and Finisterre relocating from its current HQ on Old Burlington Street, London W1.

The latest lettings are evidence of the success of our latest 'Offices By Regent Street' product which not only provides international companies with modern efficient space but also buildings and surroundings which support staff attraction and retention in the growing war for talent.

Over the last year, office take-up across the West End’s core markets of Mayfair, St James’s and Soho has totalled 1.4m ft2, 7% higher than the area’s 10 year average.

Regent Street has capitalised on this dynamic, as our investment continues to make the area increasingly desirable to global companies, and particularly their staff, by creating new, modern office space, complimented by the area’s world leading retail and restaurant offer. Ares Management and Tudor Capital, which have already taken 70,000 ft2 of space between them across multiple floors at 10 New Burlington Street, have also moved their HQ operations to the building from outside the West End’s core office locations. Ares elected to consolidate its offices in Mayfair and the City into a single head office on Regent Street, whilst Tudor Capital moved from Epsom.

10 New Burlington Street, the office element of our £250 million W4 redevelopment, forms part of the £1 billion, 20 year investment strategy for Regent Street which has so far delivered the redevelopment of 12 historic blocks, creating new mixed-use retail, leisure and business destinations which are now home to a range of internationally renowned occupiers. We are currently in on site with a further 150,000 ft2 of modern office space on Regent Street, to be delivered in 2015.

The latest lettings to Capstone and Finisterre mean the offices at 10 New Burlington Street, which were completed in the spring, are close to 90% let with only 10,000 ft2 remaining available.

The retail element of W4, circa 33,000 ft2 facing onto Regent Street, is already fully let. J.Crew opened their first flagship store outside of the USA at the building in late 2013, whilst Watches of Switzerland opened the UK’s largest watch emporium this summer. It was also announced this summer that renowned three Michelin star Sushi master, Mitsuhiro Araki will open a worldwide exclusive restaurant at the scheme.
