Ground-breaking Regent Street office scheme fully let

The Crown Estate has let the fourth and final floor of its ground-breaking office scheme, 7 Air Street, to Imperial Innovations Group plc, a leading technology commercialisation company, for a space totalling 8,948 sq ft.

29 September 2016

The development is the first office scheme and Grade II listed building to achieve BREEAM ‘outstanding’ and has been fully let less than a year after completing.

Innovations creates, builds and invests in pioneering technology companies and licensing opportunities developed from outstanding scientific research from the 'Golden Triangle', the geographical region broadly bounded by London, Cambridge and Oxford.

Innovations arrival demonstrates the continued commercial success of the building, which was three-quarters let within 8 weeks of completing. Earlier agreements include Akamai Technologies, specialist lender Amicus, international professional services firm, Eden McCallum and the music industry’s global trade body, IFPI.

Innovations’ arrival to 7 Air Street is the perfect fit for this office scheme, which has pioneered ground-breaking technology and design to create the UK’s most sustainable historic building.”

Hayley Turley, Asset Manager at The Crown Estate

Hayley Turley, Asset Manager for The Crown Estate’s Regent Street Portfolio said: “Innovations’ arrival to 7 Air Street is the perfect fit for this office scheme, which has pioneered ground-breaking technology and design to create the UK’s most sustainable historic building. The speed and calibre of the lettings we’ve achieved demonstrates the success of our vision in Regent Street to attract the best occupiers with high quality, sustainable buildings in a world-class location.”

Part of The Crown Estate’s ‘Offices By Regent Street’ portfolio of large floorplate, premium offices, 7 Air Street is the first listed building to receive a BREEAM 2011 Outstanding rating. It is also the highest scoring office project against current BREEAM standards.

The building, designed by Barr Gazetas, forms part of The Crown Estate’s £1bn investment in regenerating Regent Street in the 21st century. As well as providing modern office space with large clear floor plates designed with future flexibility in mind, 7 Air Street’s sustainable features include:

  • A highly effective building envelope, reducing normal heating and cooling requirements
  • An ecological roof incorporating flowers, vegetation, grasses and habitats for insects, birds and bats; this forms part of The Crown Estate's ecology masterplan, which will see delivery of a hectare of new green space across our West End portfolio
  • Solar panels which provide carbon savings of up to 12% and low energy air conditioning which uses 33% less electricity than standard solutions
  • LED lighting which uses 25% less energy than more typical installations
  • A unique central energy centre, powered by cutting edge fuel cell technology, which saves around 350 tonnes of carbon dioxide emissions each year whilst providing power to 500,000 ft2 of commercial and residential accommodation on Regent Street, including the Café Royal Hotel and the 20 Air Street office building.

CBRE and Knight Frank acted for The Crown Estate and Strutt & Parker acted on behalf of Innovations.
