THE CROWN ESTATE MOVES TO REGENT STREET

On 27 March 2006 The Crown Estate relocated from its St James’ headquarters to modern, purpose-built offices in the heart of Regent Street.
16 New Burlington Place is the new address – locating The Crown Estate at the centre of one of London’s premier shopping and business destinations.
As our £500 million Regent Street redevelopment programme progresses, the area is also fast becoming a favoured office location with international office occupiers such as Kaupthing and Apple. New offices of over 300,000 sq. ft have been developed in Regent St over last four years.
New Burlington Place links Regent Street and Savile Row. Our move here reinforces our commitment to Regent Street and our belief in the quality of the projects we are developing.
The offices are part of a striking mixed-use development, offering approximately 42,000 sq. ft of office space, 15,000 sq. ft of retail and a 4,000 sq. ft restaurant. The Crown Estate occupies about two thirds of the office space, and much of the retail area is already let to international fashion retailer Gerry Weber. The restaurant is under offer.
The move from Carlton House Terrace embodies the wider cultural change that is happening at The Crown Estate, moving from cellular offices to a total open plan environment.
The new building has been designed with an energy efficient and environmentally conscious philosophy, and is BREEAM certificated to an excellent level, achieving an environmental performance index of 10. Many of the key materials used are reflective of The Crown Estate’s property interests, including Portland stone and oak.
On each floor the influx of natural light has been maximised, whilst externally public art will be installed and trees are to be planted. New Burlington Place has been newly pedestrianised, an element of the project that was specially commissioned as part of the hard landscaping of the exterior.
The new building features the use of photovoltaic cells, a combined heat and power system, and rainwater recycling, together with 41 bike racks.
The Grade II-listed façade of 185-191 Regent Street has been retained. On New Burlington Place The Crown Estate commissioned a striking contemporary design from Trehearne Architects, which dramatically improves the previously under-utilised urban space.
