THE CROWN ESTATE SECURES MATRIX AS THEIR LATEST OFFICE OCCUPIER ON REGENT STREET

The Crown Estate has signed up the financial services firm Matrix Group Ltd as the first office tenant at their latest mixed use scheme, One Vine Street, London W1.

Matrix Group Ltd has agreed to take the entire third, fourth and fifth floor offices, totalling approximately 2,906 sq. m (31,300 sq. ft). They have taken a lease 15 year lease at an undisclosed rent that is understood to be consistent with the current West End office market. The deal has been signed over six months ahead of completion of the scheme.

Earlier in the year, National Geographic signed up for the entire retail element of the Vine Street block; the store will showcase National Geographic’s full range of products and services in a groundbreaking interactive multimedia environment.

David Shaw, Head of Regent Street Strategy and Development, The Crown Estate said: “This exciting mixed use development puts Vine Street back on the map in the West End and demonstrates Regent Street is a place to do business as well as a global retail destination. We’re delighted Matrix has chosen to join National Geographic in the One Vine Street Block.”

One Vine Street, which has been developed by The Crown Estate and City and West End Property Group provides a total of 5,400 sq. m (58,147 sq. ft) of offices, over five upper storeys. It has been developed to the highest standards with a view to receiving an Excellent BREEAM rating. The building has been designed to maximise energy performance with a number of integrated sustainable features including rainwater harvesting and water management; waste recycling; insulation and heat recovery; sustainable timber; and cycling facilities for staff.

A total of 2,168 sq. m (23,337 sq. ft) of offices remain available on the first and second floors through sole letting agent, CB Richard Ellis.

In addition, The Crown Estate will be leasing seven duplex apartments at 20 Swallow Street.
