The Crown Estate has three properties in Scotland that have an office and / or retail component. Between them, these holdings account for around a third of the total revenue generated by The Crown Estate in Scotland.

 

127 – 128 Princes Street, Edinburgh

This property consists of a pair of four storey retail units, which were redeveloped in 1992, behind a retained façade to provide over 2,000 sq. m (21,500 sq. ft) of accommodation. They are currently occupied by Waterstones and Game.

The Crown Estate purchased the investment in 1995 as part of the strategy to acquire prime retail investments in this section of Princes Street, an area which offers good long term growth potential.

39 – 41 George Street, Edinburgh

This holding on George Street provides approximately 2,700 sq. m (29,000 sq. ft) of office and retail space. It was rebuilt behind a listed Georgian façade in 1994.

The well configured retail unit extends to approximately 850 sq. m (9,100 sq. ft) on basement, ground and mezzanine levels. It is wholly let to Austin Reed, whilst the Grade A offices are leased to several occupiers who also benefit from dedicated car parking.

Princes Exchange, Edinburgh

The Princes Exchange building was funded by The Crown Estate and completed by Bank of Scotland (now Halifax Bank of Scotland) in December 2000. It comprises two high-specification, linked open-plan office buildings with four retail units on the ground floor and 175 car spaces at basement level.

Phase 1 North building (known as Building 1) has an area of around 6,100 sq. m (66,000 sq. ft), whilst the Phase 2 South building (Building 2) totals at approximately 7,600 sq. m (82,000 sq. ft).

The whole scheme is leased to Halifax Bank of Scotland who occupy most of the space but sublet some floors within Building 2.
