St James's development

In the West End we are witnessing the most significant period of redevelopment in The Crown Estate’s history.

We launched our ambitious vision and £500 million investment programme in St James’s almost five years ago. The programme looks to enhance and refine the area sensitively, carefully and for the long term, including major improvements to the public realm.

Our landmark scheme to redevelop St James’s Market is now nearing completion. The redevelopment is our most ambitious scheme to date, a £400 million, joint venture with Oxford Properties Group, will introduce more than 260,000 ft2 of contemporary offices, shops and restaurants centred around a new public square. This landmark redevelopment includes the refurbishment of two historic blocks alongside newly developed space, right in the heart of the West End.

The £100 million One Eagle Place development was the first project to be delivered. Tenants include Tiger of Sweden, Arc’teryx, Virgin Money and Haymarket Financial. One Eagle Place also comprises 16 flats, with eleven units retained as part of our rental portfolio.

The scale and quality of our development programme and our commitment to placemaking were recognised when we won ‘Developer of the Year’ at the Property Week Awards 2015. The judges remarked that The Crown Estate’s developments “exude quality” and then went on to say “what they’re doing in the West End is exceptional: the way they’ve transformed poor pieces of real estate and turned them into wonderful pieces of public realm is incredible”.
