Music industry's global trade body moves to Regent Street

IFPI, the global trade body of the recording industry, is moving its London headquarters from Piccadilly to The Crown Estate’s latest Regent Street office scheme, 7 Air Street.

The organisation, which represents 1,300 record companies worldwide, will now be housed in a landmark office scheme recognised as the UK’s most sustainable historic building.

  • Following previous lettings to Akamai Technologies, specialist lender Amicus, and international professional services firm, Eden McCallum, 7 Air Street is now over 80% let, with only the 4th floor remaining.
  • 7 Air Street forms part of The Crown Estate’s redevelopment of Regent Street’s Quadrant 2 alongside another office scheme at 21 Glasshouse Street. Combined, almost 90% of the regenerated Quadrant 2 site has been let, only 12 weeks after completion.

7 Air Street, part of our ‘Offices By Regent Street’ portfolio of large floorplate, premium offices, is recognised as the UK’s most sustainable historic building after becoming the first listed building to receive a BREEAM 2011 Outstanding rating. It is also the highest scoring office project against current BREEAM standards.

The building, designed by Barr Gazetas, forms part of our £1 billion investment in regenerating Regent Street in the 21st century. As well as providing modern office space with large clear floor plates designed with future flexibility in mind, 7 Air Street’s sustainable features include:

  • A highly effective building envelope, reducing normal heating and cooling requirements
  • An ecological roof incorporating flowers, vegetation, grasses and habitats for insects, birds and bats; this forms part of our ecology masterplan, which will see delivery of a hectare of new green space across our West End portfolio
  • Solar panels which provide carbon savings of up to 12% and low energy air conditioning which uses 33% less electricity than standard solutions
  • LED lighting which uses 25% less energy than more typical installations
  • A unique central energy centre, powered by cutting edge fuel cell technology, which saves around 350 tonnes of carbon dioxide emissions each year whilst providing power to 500,000 ft2 of commercial and residential accommodation on Regent Street, including the Café Royal Hotel and the 20 Air Street office building.
