Our rural and coastal portfolio includes working farms, strategic land, the Windsor Estate, and much of the UK's foreshore.
What we do
The Crown Estate manages a rural portfolio of land and property, comprised of tenanted working farms and strategic land. We also manage the Windsor Estate, including Windsor Great Park.
Our coastal portfolio includes approximately half of the foreshore and the beds of tidal rivers, in and around England, Wales and Northern Ireland.
Our Rural portfolio of agricultural land and property, includes estates such as Gorhambury in Hemel Hempstead and Putteridge near Luton. We're working closely with our customers to help ensure the productive, sustainable use of the land they manage.Find out more about agriculture
Across our strategic land portfolio we work closely with local authorities and communities to help unlock land for residential and mixed-use development. Our role is to actively identify suitable sites and promote them through the planning process, before releasing the land to developers to be built out. Each year we bring forward a variety of sites, helping to meet local housing needs in locations across the country.
On example of this approach, is our strategic land project at Hemel Hempstead, where we are working collaboratively with local authorities to bring forward a major extension to the town that will deliver over 2,000 new homes over the next 20 years, as well as employment space, major local infrastructure improvements and community facilities.
The Crown Estate owns rights to a range of minerals, including sand, gravel, limestone, granite, brick clay, slate and dimension stone. We also manage the rights to deposits of gold and silver, known as Mines Royal. Our role is to consider applications from responsible parties for extraction and mining and where appropriate, to grant options, licences or leases. This process is subject to a number of conditions, including the required planning permissions and regulatory approvals.
The Crown Estate manages around half of the foreshore, the land between mean high and mean low water mark, around England, Wales and Northern Ireland. In this capacity, we lease and licence tidal land and seabed for port and harbours infrastructure, moorings and marinas, and cables, pipelines and outfalls.
