A 100-year vision for East Hemel
This year, we submitted an outline planning application for East Hemel, a proposed new community in Hertfordshire. The project forms part of Hemel Garden Communities, a long-term programme supported by Homes England to guide the sustainable growth of Hemel Hempstead.
What the proposals include
The proposed development could deliver up to 4,000 new homes of mixed housing types to the east of Hemel Hempstead, alongside employment space, community facilities and schools. New walking, cycling and public transport connections would help link the development with the surrounding area.
More than a third of the site would be retained and enhanced as open green space for nature, recreation and climate resilience. This includes wildlife habitats, green corridors and a new 63-hectare country park.
Shaped with the local community
The emerging masterplan has been informed by more than 18 months of collaboration and consultation. More than 1,400 residents, community groups and local stakeholders have taken part in engagement events, helping the proposals respond to local priorities.
Guided by a 100-year vision, East Hemel is intended to grow into a place where people can live, learn, work and spend time across every stage of life. The planning submission marks an important milestone, and we look forward to shaping the delivery of this community alongside our partners.
