Consent gained for 5,000 home development in East of England
The Crown Estate has received final planning consent for the KingsFleet development to the north of Thetford, including 5,000 homes, 48 acres of employment land, improvements to local roads and new community facilities. The consent follows a Section 106 agreement with Breckland District Council.

- Located adjacent to historic market town of Thetford, 35 minute drive from Cambridge

"Our plans will deliver new high quality homes, jobs and facilities for Thetford, and we look forward to working with a development partner and the local authority to help realise this very exciting project.”Steve Melligan, Strategic Land Manager
The news comes after a £134 million investment in the A11 was completed at the end of 2014, radically reducing journey times between Thetford and nearby cities, such as Norwich and Cambridge. House prices in Cambridge have outpaced central London over the past year as the regional economy has enjoyed significant growth.
Steve Melligan, Strategic Land Manager at The Crown Estate said: “We are delighted to have reached this important milestone in the development of KingsFleet that reflects our active asset management approach to bringing forward new sites for residential led development. Our plans will deliver new high quality homes, jobs and facilities for Thetford, and we look forward to working with a development partner and the local authority to help realise this very exciting project.”
The land for KingsFleet was allocated for housing in the Breckland Local Plan following submissions from Pigeon in 2010, whom also submitted the planning application in 2012. The proposals received the approval of Breckland District Council’s planning committee in April 2014.
The Crown Estate is an independent commercial business established by Act of Parliament and pays our profit to Treasury for the benefit of the nation’s finances. A core focus of our business involves actively promoting land across our estate for development, which helps to meet the needs of local communities for new commercial and residential accommodation.
Over the last year, we have secured planning consent for around 7,000 homes outside London with a further 6,000 in the planning pipeline likely to be delivered over the next decade. The schemes are situated across the country including in East Anglia, Devon and Cheshire.Back to Media & Insights
