The Crown Estate expands flexible workspace offer with Babmaes Street launch

The Crown Estate is expanding its flexible workspace offer, launching a new hub for its St James’s office customers.

The new space, at 6 Babmaes Street, has been designed to act as a flexible extension to customers’ existing workspaces, and will offer a mix of new spaces for networking, hosting events, meetings or focused work.

The new concept will offer social and amenity aspects, and a place for customers to work, connect and recharge, along with a variety of working environments to complement hybrid working patterns and changing needs. 

Babmaes has been designed with the wellbeing of its members in mind, with public and private rooms with access to natural light, plants and fresh air, as well complementary wellbeing activities such as yoga, meditation, pop up events and TED style talks.

In line with The Crown Estate’s commitment to sustainability, the 1970s building has been sustainably adapted to extend its life, and has been designed in line with BREEAM and WELL principles.

The new rooftop space provides outdoor seating and a meeting room, and builds on The Crown Estate’s commitment to the ‘Wild West End’ initiative, by creating 200 sqm of ecologically rich space. This will enhance local biodiversity and air quality, improve wellbeing of workers, and reduce rainwater run-off.

Babmaes will build on The Crown Estate’s first co-working office space at One Heddon Street (launched in 2019), and it is the latest addition to its evolving mix of workspaces and services designed to meet changing needs. A new bookable meeting room service, at Charles II Street, is set to launch early next year.

While we are seeing more of our customers returning to their offices, we know that the world has changed and there is an expectation that teams will want to split their time between work and home. Babmaes is not only a great addition to our portfolio, but a suitable response to an evolving world, complementing our customers’ existing office space, and designed to host meetings, enable collaboration and provide a different environment to more traditional office settings.”
