Impact Partnership Joint Venture

Our landmark partnership with Lendlease, the Impact Partnership Joint Venture, is set to deliver critical housing and commercial space in the UK, with an estimated Gross Development Value of £24 billion and creating up to 100,000 jobs 

Supported by a jointly owned development management company to oversee and deliver the developments, the partnership is designed to accelerate the delivery of some of the UK’s most significant regeneration projects, and attract further private and institutional investment, supporting national and local growth ambitions. 

The first phase brings together three major regeneration projects in London – Euston, Silvertown and Stratford Cross – with the potential to deliver up to 9,000 new homes and 7.03 million sq ft of commercial space. Construction is due to begin on 326 affordable homes at Silvertown in September 2026, while a planning application for Euston is expected to be submitted in spring 2027. 

A second phase is expected to see Smithfield Birmingham and Thamesmead Waterfront join the partnership later in summer 2026, delivering a further 18,500 homes and 2.88 million sq ft of commercial space.
